Every October, hundreds of thousands of seasonal residents arrive in Phoenix from the Midwest, Pacific Northwest, and Canada. They stay through March, then head home. CF Team has helped many of them buy the right second home in the right community, and we have learned what matters most.

Snowbird buying is not the same as primary home buying. The priorities flip. Here is what to actually focus on.

Sun City Grand (Surprise): Premier 55+ master plan. Three golf courses, multiple rec centers, resort pool. Predictable HOA.

Sun City Festival (Buckeye): Newer construction, more affordable than Grand, growing community.

Trilogy at Vistancia (Peoria): Higher end, smaller, walkable village center.

Robson Ranch (Eloy): South Valley alternative, quieter, lower price point.

Arizona has no estate tax, no inheritance tax, and relatively low property taxes. For snowbirds from high tax states, becoming an Arizona resident can save tens of thousands per year. The rules vary by state but the most important variables are:

Best Time to Buy

Snowbirds usually shop in winter when they are physically in Phoenix. That is the worst time to buy. The best time to buy a snowbird home is May through August, when Phoenix is hot, listings are lingering, and sellers are more flexible.
